Adams & Oak

Adams & Oak, located in Peoria, Illinois, was originally built in 1914, with the adjoining Mitchell Fabrics Building added in 1936. Over the years, the building has been an integral part of Peoria’s industrial landscape, originally serving as a warehousing and distribution facility for Federal Companies, which supported the local liquor manufacturing businesses. As the tallest building in the Warehouse District, it has remained a prominent landmark in the city. Now repurposed, it serves as a mixed-use development, preserving its historic charm while offering 90 upscale “industrial chic” apartment units, rooftop amenities, and over 15,000 square feet of commercial tenant space featuring large storefront windows, operable glass garage doors, and exposed brick walls. Through the federal Historic Rehabilitation Tax Credit and the Illinois River Edge Historic Tax Credit, Adams & Oak supports the growth and well-being of the Peoria community, ensuring its legacy remains a vital part of the city’s future.
