Washington Street Lofts is a market-rate multifamily redevelopment in Peoria, Illinois that will transform two historic warehouse buildings into 170 modern apartment homes. Located at 800 and 801 SW Washington Street in the city’s Warehouse District, the project will deliver a mix of studio, one-, and two-bedroom units alongside ground-floor commercial space to support local businesses.

The development will include approximately 3,700 square feet of retail space, with plans for a restaurant, take-out concept, and a neighborhood convenience store, each complemented by small outdoor seating or gathering areas. Residents will have access to a wide range of amenities, including community lounges, a large fitness center, pet-friendly features, bike storage, and entertainment spaces such as a theater, game room, and reading lounge.

Residences will feature modern finishes, including quartz countertops, contemporary lighting, and a mix of hardwood and concrete flooring that reflects the buildings’ industrial character while offering a high-quality living experience.

Originally constructed as industrial warehouses, the buildings are among the largest remaining undeveloped structures in the district and will be thoughtfully restored to preserve their historic character while introducing modern living. The project will also provide 204 parking spaces to support residents.

Washington Street Lofts is expected to play a key role in the continued revitalization of downtown Peoria, bringing new housing, activating street-level retail, and contributing to the vibrancy of the Warehouse District.
