Waterfront Station II is a mixed-use development in Washington, D.C.’s rapidly growing Southwest neighborhood, delivering 449 rental apartments, 215 parking spaces, and 29,000 square feet of retail space. Developed by Hoffman & Associates in partnership with AHC Inc., City Partners, and Paramount Development, the project was awarded through a competitive RFP as part of the District’s initiative to add 36,000 new housing units by 2025. Thirty percent of the residences—136 units—are reserved as affordable housing for families earning 30% and 50% of the Area Median Income. Combining modern housing, retail, and community impact, Waterfront Station II enhances one of D.C.’s most dynamic neighborhoods.
