Eagle Cotton Mill, located in Madison, Indiana, was originally constructed in 1884 as a four-story cotton textile mill, playing a central role in the city’s industrial rise along the Ohio River. Known for its early use of electric lighting and steam-powered machinery, the mill produced twine, canvas, and muslin, and employed hundreds of workers during its peak, shipping goods to national and international markets. After ceasing textile operations in the 1930s, the building continued to serve industrial purposes throughout the mid-20th century before sitting vacant for decades. Now repurposed, it serves as an 80-room boutique hotel and conference center under the Fairfield Inn & Suites by Marriott brand, preserving the building’s historic character while offering lodging and event space along Madison’s scenic riverfront. Monarch Private Capital provided the Federal and State HTC equity for Riverton’s 2021 redevelopment.
